Traffic concerns raised in 9-storey condo proposal in Mississauga

A proposal for a nine-storey condo has some residents concerned about increased traffic in a Mississauga community.

The proposal for the redevelopment of 21-51 Queen St. N., just north of Britannia Road, now home Streetsville Plaza, first came to the Planning and Development committee late last year. The application was submitted in January 2022.

The plaza is one of Streetsville’s oldest, home to an Islamic cultural centre, restaurants and other shops and services.

The plaza would be demolished for the new development.

This development shouldn’t be confused with one for Streetsville Centre Plaza at 120 and 146 Queen St. S., which residents also oppose.

The owner of the Streetsville Plaza, Miss BJL Corp., proposes 444 residential units up from 390 units in the previous application, in the nine-story condo. There would be seven retail or commercial units on the ground floor.

The developer appealed the application to the Ontario Land Tribunal (OLT) for a non-decision from the city. The next case management conference is Oct. 10. The OLT is the provincial body that can over-rule municipal decisions.

A representative for the developer said they understood there were outstanding issues including site access, the fire route and the layout. They hoped to resolve the issues with the city planning department rather than the OLT.

But the community appears to be more concerned about the size of the building and the traffic issues it will cause.

Two residents came to speak against the project at the Planning and Development Committee on Sept. 18.

“We have horrible problems already,” said one resident who added that more people would increase traffic woes.

Another resident said the building would not provide enough family-sized homes.

The unit breakdown is 175 bachelor or studio size units, 14 one-bedroom units, 175 one-bedroom plus den units, 76 two-bedroom units, two two-bedroom plus den units, and two three-bedroom units, according to planning documents.

Councillor for the area, Brad Butt, said it is a significant development for Streetsville and he understood residents concerns.

“We are not used to these kinds of applications,” Butt said. “The reality is we are going to get this….and other applications. I mean this is the new reality that we live in.”

He was shocked at the number of bachelor-sized units and said there is a market for larger units in Streetsville.

He added that the design of this particular development doesn’t reflect the heritage character of Streetsville. He hoped the city could work with the developer to work on this and the other community concerns.

“I live there too so I care about this community quite a bit.”

He recommended opposing the proposal in its current form at the OLT. The committee agreed.
