Two Oakville townhomes among GTA’s best valued properties

The Harbour Club Townhomes, located in Bronte, are on a Top 10 list of the properties offering the best value in the GTA. The list was compiled by Strata.ca.

Homebuyers seeking good value can still find it right here in Oakville.

In a list the Greater Toronto Area’s (GTA) Top 10 properties offering the best value compiled by Strata.ca, two Oakville properties made the list.

Strata.ca collects data on every condominium in the GTA which helps them pinpoint which properties offer the most on every dollar spent.

The top-raking condos tend to included the most affordable maintenance fees and the most affordable cost per square foot (psf).

Coming in at eighth on the list were The Harbour Club Townhomes located in Bronte. The cost is $568 psf compared to the neighbourhood average of $809.

The maintenance fee is 19 cents psf compared to the neighbourhood average of 69 cents.

The Nadia Place and Sixth Line Townhomes (picture below), located in downtown Oakville, are No. 10 on the list. Cost is $455 psf compared to the neighbourhood average of $753.

The maintenance fee is 32 cents psf compared to the neighbourhood average of 63 cents.

The average cost of a GTA condo is about $807,600 or $934 psf.

Townhomes offer greater value in particular due to their lack of amenities. Maintenance fees for residents are lower because there is no elevator, indoor pool or concierge service to maintain.

Condos in the suburbs have the best value because properties outside city limits to offer more square footage.

Competition to secure one of these top-ranking condos is fierce. Strata.ca realtor Cyrus Ghazvini advises people get their finances in order before making an offer.

“This way, you can present an attractive offer with as few conditions as possible,” Ghazvini says. “And by knowing in advance what your mortgage comfort zone is, you can strategically bid higher than other competing buyers.”

In today’s market it’s also important to know what other units in that particular condo have already sold for.

“This will give you a good idea as to how much above asking other buyers paid for a comparable unit,” Ghazvini explains.

Here are the highest-ranking condos, based on maintenance fees and the average cost to buy in. The figures in parentheses reflect the neighbourhood average:
