Residents rally against proposed ‘cruise ship’ condo development in Mississauga

Residents plan to rally against a proposed development in Mississauga this weekend.

The project, a 10-storey condominium apartment building with 188 units at 900 Lakeshore Rd. W., has been in the works since late 2023 when the city hosted a community meeting. The property is located next to Richard’s Memorial Park, currently home to a single-detached house with a pool.

The proposal comes up for discussion at Mississauga’s Planning and Development Committee on July 28.

In the meantime, area residents opposed to the development have planned a rally on Saturday, July 12, from 2 p.m. to 4 p.m. outside the property, 900 Lakeshore Rd. W.

“The site in question is not a designated growth area, nor is it a former industrial parcel,” a press release from rally organizers reads. “It is zoned for low-density residential use and directly borders rare old-growth woodland. A 10- or
11-storey tower here would contradict both the letter and spirit of Mississauga’s Official Plan and environmental policies.”

The key concerns include traffic and infrastructure strain, impact to the environment, lack of transit, shadow and wind effects, and incompatibility with the surrounding community.

While residents have complained that the proposed building looks like a cruise ship, KFA Architects and Planning Inc. say the design is meant to “create a distinct visual identity through the articulation of the podium levels, materiality, and landmark siting along Lakeshore Road West.” The upper levels will be “lightened” and set back to mitigate the visual impact of the total height.

The developer believes the area can accommodate the increased density, “which is also supported through provincial, regional, and municipal targets for growth and the provision of housing.”
