Residents continue to object to plans for a development next to a park in Mississauga.
The project, a 10-storey condominium apartment building with 188 units at 900 Lakeshore Rd. W., has been in the works since late 2023 when the city hosted a community meeting. The property, located next to Richard’s Memorial Park, is currently home to a single-detached house with a pool.
The initial proposal for an 11-storey condo building with 178 units was met with concerns about increased traffic, threats to the environment, and the appropriateness of the location for the building.
INsauga.com continues to receive open letters of objection to the project.
Last year, there was a social media post stating the project was cancelled but a City of Mississauga spokesperson told INsauga.com the developer was in communication with city planners in 2024 and always intended to file a formal application.
The formal application was filed in March and it is scheduled for discussion at the Planning and Development Committee meeting on July 28 at 1:30 p.m.
The design from KFA Architects and Planning Inc. is a split between ground-level townhouse-style homes and one-, two-, and three-bedroom condominium apartments, according to the planning justification report.
The total height is 32.2 metres.
An indoor amenity space would be on the ground floor, and an outdoor amenity space will at ground level and on the rooftop.

The proposed development will include 205 parking spaces for residents and visitors at ground level and in three levels of underground parking. There are 122 bicycle parking spaces planned.
There are no plans for affordable housing units.

The project needs an official plan amendment to change the property use from Low Density Residential I to Residential High Density. It also requires a zoning bylaw amendment.
While residents have complained the proposed building looks like a cruise ship, KFA Architects and Planning Inc. say the design is meant to “create a distinct visual identity through the articulation of the podium levels, materiality, and landmark siting along Lakeshore Road West.” The upper levels will be “lightened” and set back to mitigate the visual impact of the total height.
Residents also suggested the building is too tall and will bring too much density to this natural area.
One letter writer expressed concerns about the environment.
“Residents argue the condo development could severely impact quality of life, intensify urban congestion, and erode vital green spaces,” a letter sent to INsauga.com and government officials stated. “They advocate for stronger environmental protections, traffic mitigation measures, and better government transparency in urban planning decisions.”
A letter from Ryan and Sharon Tierney echoes concerns about the loss of green space.
“The park system extending across the south portion of Mississauga from Richards Memorial Park to the Rattray Marsh is of great importance to the entire community of Mississauga,” the Tierneys wrote. “The unique green space offers relief for many many people from all parts of Mississauga to enjoy nature and the lake.”
To build a “tall high-density condominium project directly in the middle of this system would represent an appalling lack of regard for all citizens of Mississauga who visit this green space for their rest and recreation, the Tierneys said. They added that there are better spaces for this condo in strategic growth areas.

But the developer believes this building can fit in the area.
“It is our belief that the site and surrounding context can accommodate this level of density, which is also supported through provincial, regional, and municipal targets for growth and the provision of housing,” the planning report states.
A total of 49 trees are proposed for removal and will require removal permits and replacement plantings, according to the arborist report. The plan includes trees and other landscaping treatments in the area between the property line and the multi-use path.
“Integration with the natural environment is a major objective of the proposed development,” the planning report states.
