Over 300 new units proposed in apartment tower and townhouse plan in Brampton

Developers want to transform land at the edge of the city into a new subdivision with a mid-rise apartment tower and dozens of townhouses in Brampton.

The proposed development would be a 12-storey mixed-use apartment tower and 64 townhouse dwellings near the intersection of Mayfield Road and Airport Road, called Upper Mayfield Estates.

An application filed by KLM Planning Partners on behalf of Upper Mayfield Estates / Caliber Homes says the apartment building would have 250 units with office spaces, while the remaining units will be three back-to-back townhouse blocks and three additional townhouse blocks.

Part of the area is currently zoned for agricultural use, like crop fields, or other uses like a single detached dwelling, and the project would require a Zoning By-Law Amendment to move forward, according to a city report. Changes to the Vales of Castlemore Secondary Plan may also be required.

The mid-rise tower would have 344 parking stalls, while the low-rise development would have 144, Plans show access to the site would be from a shared private road with the neighbouring property to the east off of Mayfield Road.

The application says the development is an opportunity to redevelop a vacant underutilized site for urban purposes, and establish an urban corridor at the intersection of Mayfield Road and Airport Road “with an appropriate transition in building height and built form to the broader existing low density context.”

Project constraints could include specific grading and landscaping treatments due to proximity to existing natural heritage lands, finding parking solutions that don’t impact the experience in or around the site, and an architectural design that blends both existing low-density residential character and future mixed-use character.

The city’s Planning and Development Committee will hold a public meeting on the project on Monday evening to share information with members of the public on the application, and give them the opportunity to express opinions for consideration in the decision making process.
