As one might expect, living on a budget in Mississauga is quite possible if you’re willing to make some compromises in terms of space, location and upgrades. While it’s difficult to find an apartment for less than $1,200, basement units remain the best option for renters who require less costly accommodations.

Now, before you get too excited, note that if you want to live in Mississauga for under $1,000 a month, you have to zero in on basement suites. Most newer condos — some under or around 500 sq. ft. — cannot be rented for less than $1,200. Even if you set your sights on a bachelor or compact one-bedroom, you won’t get it for $750 (unless you go in with a roomie whom you’re okay with living on top of).

We, like, consulted a successful Royal LePage real estate agent on this, so trust us.

Here are five apartments under $1,000 in Mississauga.

Port Credit Bachelor – $950

This Lakeshore and Hurontario bachelor apartment is located in a low-rise building and will run you an affordable $950 a month — a price that’s pretty commendable, considering the location. The unit boasts onsite laundry, a management office, hardwood floors, stainless steel appliances, a remodeled bathroom and is pet friendly. Heat and water are included in your rental costs. The suite is available for July.

Heartland Basement Suite – $800

This Blackheath Ridge basement apartment costs $800 a month and is relatively close to Heartland Town Centre. The one bed, one bath unit offers a den, living room, kitchen and storage room. All utilities are included and you also get a free parking space and high-speed internet. Smoking is prohibited and the landlord requires two personal references, an employment letter, pay stubs and a credit check. Only apply for this place if your financials are on the up and up!

Student Apartment – $570

Although it’s somewhat unclear, the size of unit leads us to believe the landlord is renting bedrooms in a shared unit. This suite, located on The Credit Woodlands in an older building off of Dundas, is available for a student who is interested in a bedroom for low-low price of $570 a month. Close to UTM, this unit boasts all the requisite amenities (and some bonuses), including a washer and dryer, AC, heat (we live in Canada, so it better have heat!), a kitchen, three bedrooms, three bathrooms, unlimited Wi-Fi and furniture (including a twin bed, desk and chair). Smoking and pets are prohibited and this unit is available to students only.

Wolfedale/Dundas Basement Suite – $850

If you’re looking for a centrally located basement suite, this $850 Wolfedale and Dundas unit might be for you. The one bed, one bath suite is equipped with a kitchen and living room (both important!) and also offers a parking spot and on-site laundry. The rent also covers basic cable, so you won’t have to pay to check the traffic and weather on CP24 in the morning. The unit is available August 1.

Basement Suite Near Burnhamthorpe and Confederation – $900

This sparsely described one-bedroom basement suite comes fully furnished, boasts separate laundry facilities and costs $900 a month. Not too much is said about this place other than that it’s located close to Square One and is available in September. It might be worth a gander if you want to stay in or around City Centre and don’t want to pay more than a grand in rent.
