As one might expect, living on a budget in Mississauga is quite possible if you’re willing to make some compromises in terms of space, location and upgrades. While it’s difficult to find an apartment for less than $1,200, basement units remain the best option for renters who require less costly accommodations.

Now, before you get too excited, note that if you want to live in Mississauga for under $1,000 a month, you have to zero in on basement suites. Most newer condos — some under or around 500 sq. ft. — cannot be rented for less than $1,200. Even if you set your sights on a bachelor or compact one-bedroom, you won’t get it for $750 (unless you go in with a roomie whom you’re okay living on top of).

We, like, consulted a successful Royal LePage real estate agent on this, so trust us.

We also toured a few properties to get a feel for what’s out there. We saw a plethora of basement suites (most of which rented before press time, but fear not, there are more out there) that were spacious with upgraded kitchens and en suite laundry.

Here are five apartments under $1,000 in Mississauga:

One Bedroom Basement Suite in Churchill Meadows

This one bedroom basement suite on Topaz Place in the Churchill Meadows neighbourhood costs $800 a month and boasts parking and on-site laundry facilities. It’s also available immediately, so it might be a good option if you need to find a place in a pinch.

Rathburn and Woodington Basement Suite

This unit is $750 for one tenant and $850 for two and internet and utilities are included in the rent. It boasts a den and separate entrance and is close to Central Parkway Mall and Square One. It’s available June 1 and the landlord has prohibited smoking and pets and requires a credit check. Laundry facilities are shared.

Hillcrest and Confederation Basement Suite

This one bed, one bath basement suite costs $950 a month and the rent includes cable, internet and utilities. The suite is also fully furnished and boasts a TV and gas fireplace (exceptionally ideal for a potentially chilly basement unit). Another draw is the fairly central location, as you’ll be relatively close to Square One, various shops and restaurants and major bus routes.

Two-Bedroom Basement Suite at Mavis and Derry

There isn’t too much information available for this $900+utilities (Wi-Fi included) a month unit on Zinnia Place at Mavis and Derry other then the general size (it’s a two-bed, two-bath suite) and the mention that it’s near Heartland Town Centre and the Brampton Sheridan College campus. The best quality appears to be the size — two people can easily share the space and split the already modest cost.

Elm and Hurontario Room for a Lady Tenant

If you’re a woman on a budget, someone in the Elm and Hurontario area is looking for a roommate for $600 a month. The room is furnished and will be available July 1.
