A Massive Development May be Coming to Oakville

Before this potential development moves forward, however, there are some issues that need to be taken care of. 

On Dec. 10 at 7 p.m. Oakville’s Planning and Development Council is hosting a public meeting where they will be proposing an Official Plan Amendment for a new development in the town.

Oakville residents are welcome to attend this meeting and give their input.

The meeting will be held at 7 p.m. at Town Hall, 1225 Trafalgar Rd., Council Chamber. 

This development, if the proposal goes through, would be located at 393 Dundas St. W. A portion of this property, which is located on the north side of Dundas Street West, east of Gladeside Avenue and West of George Savage Avenue, is designated Dundas Urban Core. 

This location poses an issue for the potential development in question. 

In the Dundas Urban Core area buildings with a maximum height of eight storeys and a maximum floor space index (FSI) of 2.5 are permitted. 

Despite these height restrictions already being in place, the goal of the proposed Official Plan Amendment is to permit a 10 storey building with an FSI of 2.69.

This development would consist of 290 apartments, 275 metres squared of ground flooring commercial space, and 15 stacked townhouse dwellings.

In order to increase the likelihood of the development proposal being approved, another proposal is being made, a Zoning By-Law Amendment.

The location in question is currently zoned Existing Development (ED) by Zoning By-law 1009 – 189. 

According to the town website, “The purpose of the proposed Zoning By-law Amendment is to rezone the lands from ED to Dundas Urban Core (DUC) and Natural Heritage System (NHS), subject to a site-specific Special Provision to recognize the proposed layout, and Holding Provision.”

At this time there are no other applications, under the Planning Act, R.S.O. 1990, c. P.13, concerning subject lands.
