695-unit development proposed for Mississauga neighbourhood

An infill development could bring 695 residential units to a Mississauga community.

The development is proposed for 4100 Ponytrail Dr. and 1850 Rathburn Rd. E. in the northeast area of the city, at the border with Etobicoke, according to a report submitted to the City of Mississauga.

Two 18-storey apartment buildings already occupy the property and will remain on the site.

There is also approval for a new, 25-storey apartment building with 283 units, according to the report from Glen Schnarr & Associates Inc. on behalf of owner Chelsea on the Green I Limited Partnership.

The new application is for three new apartment buildings with 695 units on the southwest corner of the property. If approved, this would bring a total of 1,365 new units to the property.

Senior-oriented housing and mixed commercial uses are possibilities for the development.

“The ultimate mix of use and tenure will be informed by market conditions as the application moves toward final approvals,” the report states.

Forty percent of the units are proposed to be two bedrooms or larger.

This range of unit sizes provides an “opportunity for different lifestyles and income levels,” the report states.

It is also an efficient use of land, the report adds.

This proposal is in its early stages, and it will go to the city’s Planning and Development Committee meeting for approval.
