Two residential towers are proposed for an area near the new Mississauga hospital.
The property owner of 2233 and 2235 Hurontario St. is proposing the two towers as infill on the land, which already home to two apartment buildings and a retail building.
The two, 35-storey towers would be built on the east side of Hurontario Street, just south of Queensway East, directly opposite the Mississauga Hospital, according to a report from Sajecki Planning Inc. on behalf of 2233 & 2235 Hurontario Ltd.
Construction on the new $13.9-billion Peter Gilgan Mississauga Hospital started last June. It is slated to open in 2034.
The two, 13- and 12-storey apartment buildings at 2233 and 2235 Hurontario St. will remain, but the unique round commercial building, home to a pharmacy, would be demolished to make way for the new development, according to the report.

The two new towers would be on a shared podium, six to seven storeys high.
The development would include 698 new residential units, 425 square metres of retail space and new indoor and outdoor amenity areas. A central landscaped courtyard would create a new open space amenity for residents and visitors, according to the report.
Currently, the unit breakdown for the towers includes 78 studio apartments, 347 one-bedroom units, 203 two-bedrooms, and 70 three-bedroom units.
A new underground parking garage would provide approximately 347 spaces, including residential, visitor and retail parking.

Ward 7 Coun. Dipika Damerla hosted a community meeting on the project on April 13. People expressed concerns about increased traffic, environmental issues and parking.
Residents also asked about affordable housing plans.
“At this time, it is too early for the owner to commit to affordable housing,” a meeting summary report stated. “However, in the past, the developer has established partnerships with affordable housing providers, and they will consider this kind of opportunity further on in the process.”
The report indicates the development will provide rental units and retail space.
“The addition of new rental housing and complementary retail space, along with improvements to the public realm and shared open spaces, will support both existing and future residents,” the report states.

At the community meeting, residents asked about the type of retail space, but the planners said it is too early to say what business may be in the space.
New housing could be beneficial for the expanded hospital, the report indicates.
“The new units proposed will enhance housing options within the city and can provide housing for future employees of the expanded Mississauga Hospital,” the report states.
The project is in its early stages, and will come to the Planning and Development Committee for a approval at a later date.
