Zoning okayed for 28-unit luxury townhouse complex in Niagara Falls

This area at 2700 Mewburn Road in Niagara Falls is the future site of a 28-unit townhouse complex.

It’s a lot way from getting a zoning okay from Niagara Falls City Council to actually building a small subdivision but that hurdle has been crossed.

Niagara Falls city staff will now see 28 luxury townhouses where a grassy lot existed at 2700 Mewburn Rd. At the moment, it looks like the per-unit price-tag could be in the $2 million range.

In approving the zoning at the last council meeting, staff presented the 11517945 Canada Inc. (Alpha Capital Management) application to develop 2.42 acres of land located at 2700 Mewburn Road “as a Draft Plan of Subdivision Plan and Common Element for 28 townhouse units and a block for Common Elements.”

Building Department staff told inniagararegion that the builder now has received the necessary permits and that it seems the initial construction has begun. At this early stage, that usually means plotting out the roads and then beginning on unit foundations.

With regards to the proposal, staff noted the application moved forward smoothly, saying, “most matters of
development have been addressed through a previous site plan approval process.”

Noting that the application meets all the requirements of Provincial policies and the city’s Official Plan, staff added, “The land’s configuration is suitable for development. Each rectangular shaped unit will be provided with exclusive front and rear yard amenity space. The units back onto the property lines of existing development.”

The new subdivision will be called Mewburn Towns and the builder is praising the project as “sleek and sophisticated.”
