Where to find 3-bedroom houses in southern Ontario for less than $1 million

With eye-watering prices becoming part and parcel of Toronto and the GTA’s low-rise housing market, the shift to high-rise living has seemed all but inevitable for prospective buyers looking for a way to enter an increasingly inaccessible market. 

But while prices are far from low–recent data from the Toronto Regional Real Estate Board indicates the average price of a GTA home still sits at $1,051,969–a recent report by Canadian real estate platform Wahi found that in several GTA neighbourhoods, three-bedroom houses have been selling for less than $1 million, with some selling for around $600,000. 

Looking at home sales data from 2025, Wahi identified 30 neighbourhoods where the median price of a single-family home with three bedrooms is below $1 million. To make the list, neighbourhoods needed to have at least 100 low-rise home sales (think detached, semi-detached and townhouses) last year. 

The report notes that the median price of a single-family home in the 30 neighbourhoods with sub-million-dollar price tags ranges from $645,000 in Central Oshawa up to $982,500 in Churchill Meadows, a Mississauga neighbourhood.

According to the report, 10 neighbourhoods boast median sold prices in the $645,000 to $785,000 range, and most of them are in Durham, a large region of suburban and rural communities east of Toronto. 

The most affordable neighbourhood for a three-bedroom home is Central Oshawa, where such homes sell for about $645,000. Lakeview, also in Oshawa, has low-rise homes that sell for about $667,500, while Eastdale-Donevan (also in Oshawa) boasts homes that sell for about $727,500. 

In the Oshawa community of McLaughlin, three-bedroom homes sell for $745,500, and in Bowmanville, a community in the Durham municipality of Clarington, homes sell for $750,000. 

Another Oshawa neighbourhood, Centennial, has three-bedroom homes that sold for $755,000, and Courtice, another Clarington community, has homes available for $760,000. 

Three other GTA municipalities also offer three-bedroom homes well under $1 million.

The report notes that in Brampton’s Madoc neighbourhood, some low-rise homes sell for about $775,000. Another Brampton community, Heart Lake, has homes for $785,000.

In Georgina, a waterfront community in the York Region, three-bedroom homes sell for about $775,000. 

“Previous Wahi research has indicated that three-bedroom houses are the preferred type of home for Canadians, so it’s encouraging to see that these properties are currently available starting from the mid-$600,000 range,” Ryan McLaughlin, Wahi economist, said in the report. 

“The current real estate downturn in the GTA has created opportunities for homebuyers who might have otherwise been priced out, and it’s putting some of them in a position to bid on highly desirable family-sized homes.”

The report notes that there are still more centrally located options available to homebuyers with tighter budgets. Four neighbourhoods in Toronto had median prices under $1 million: Wexford, Downsview, Woburn, and Clairlea-Oakridge.

The GTA-wide median price of a three-bedroom house in the GTA last year was $973,990.
