A commercial centre with offices and businesses, including a Swiss Chalet, could be replaced with a 360-unit residential development.
A proposal has been submitted to redevelop 2155 Leanne Blvd., which is currently home to Sheridan Corporate Centre, a two-storey commercial building near Sheridan Centre.
The centre’s tenants include the Swiss Chalet dine-in restaurant, a takeout restaurant, a gift shop, a clothing store and tailor, an upholstery store, a travel agent, a children’s music school, and a private college, according to a report from Glen Schnarr & Associates Inc., submitted to the city.
The property owner would like to build 164 back-to-back townhouses, spread over nine development blocks, and organized around a private road network, along with an eight-storey mid-rise building with 203 units, according to the report.

The residential development would include parking for the new homes. Each back-to-back townhouse block will have an internal parking garage, and the mid-rise building will have an underground parking garage.
A total of 366 residential parking spaces and 75 visitor parking spaces are proposed.

While the property is zoned for commercial uses, the report indicates the businesses are not essential to the community.
“In our opinion, these retail uses are not significant community services such as a grocery store and do not contribute significantly to the main concentration of retail services east of Erin Mills Parkway,” the report states.
Glen Schnarr & Associates Inc. says the development would provide new housing options and is in keeping with the character and planned context of the Sheridan community. The proposal would provide “gentle density and infill residential development” in the community.
The project is in its early stages and is scheduled to go to a public meeting on Tuesday, Sept. 8 at 1:30 p.m.
