Nearly 1,500 new residential units could be coming to Bowmanville, with Clarington Council looking at three proposals at a special council meeting on August 19.

The biggest proposal is an application for 1,290 units in a variety of forms right across the road from the historic Camp 30 buildings (which are in the midst of a preservation process) from Bousfields Inc. on behalf of Kaitlin Corporation’s Lambs Road Development.

The proposal on the 100-acre site at 2273 Lambs Road – which requires a zoning by-law amendment but does conforms to Clarington’s Official Plan – is seeking development of an estimated 1,290 units, including individual lots for single detached dwellings, blocks for on-street townhouses and medium-density low- and mid-rise development.

The draft plan would also provide a natural heritage block, two stormwater management ponds, a new public park block and new public roads.

Nethery Planning has also submitted applications on behalf of Farsight Investments Ltd. for a development at 1700 Lambs Road, just south of the Kaitlin project.

The developers want to build a townhouse condominium block containing a total of 182 residential townhouse units comprised of 86 three-storey townhouses, 84 back-to-back townhouses and 12 rear lane townhouses.

The total site area just under nine acres.

The third proposal on the agenda Aug. 19 is for 23 townhouse units at 2658 Concession Road on the northwest corner of Liberty Street.

GHD Limited (Christian Jattan) has submitted applications on behalf of Lack Realty Appraisers and Consultants Inc. to permit the development of 11 front-loaded townhouse units and 12 dual frontage townhouse units to be accessed by a private laneway.

The total site area is 1.21 acres.

The council meeting is open to residents and businesses and the Municipality of Clarington is encouraging public participation.
