Are you hoping to buy a house this year? If you’re ready to take the plunge, you will face a challenging sellers’ market rife with high prices, low inventory and fierce competition.  

Although the housing market isn’t quite as wild as it was a little over two years ago, things are heating up in Mississauga and homes are changing hands fast. 

Real estate website and brokerage Zoocasa says that demand for Mississauga homes is up, as sales surged 15.6 per cent year over year in July, with a total of 843 transactions. 

Meanwhile, new supply is crunched, declining 1.1 per cent, as only 1,284 new listings were brought to market over the course of the month.  

Zoocasa says that’s pushed the sales-to-new-listings ratio – a measure of a market’s competitiveness – to 65 per cent, well within sellers’ territory. This time last year, it sat at 56 per cent, which indicated it was a bit more balanced. 

These factors have pushed the average home price up by 8.1 per cent to $764,463.

But even though the market is hot, some homes are still selling for reasonable prices—and other luxury properties are selling for big bucks. 

Here’s a look at the least and most expensive houses that sold in Mississauga in July.


Most Affordable Houses

508 – 4640 Kimbermount Ave

This Erin Mills Terrace condo, located in a building geared towards retirees, sold for $295,000, but was listed for $309,900. This one-bedroom, one-bathroom condo offers almost 700 square feet of space and one parking space. It also offers an open-concept layout with hardwood flooring and a brand new shower. 

 


327 – 2121 Roche Court

Roche Court offers spacious and affordable condos, including this bright and airy unit that just sold for $297,000 (and was listed for $280,000). It offers two bedrooms and one bathroom and spans 800–899 square feet. It also offers one parking spot and proximity to Sheridan Centre, schools, restaurants, and UTM.

This three-bedroom, one-bathroom unit sold for $307,500 after being listed for $345,000. Boasting almost 1,000 square feet of space and two parking spots, this condo offers an open-concept living room, an eat-in kitchen, and a new vanity in the bathroom.

This freshly renovated condo just sold for $312,000 after being listed for $304,900. Boasting one bedroom, one bathroom and about 699 square feet of space, this place offers some next-level stylish touches, including a chic stone wall. It also offers one parking spot.

This one-bedroom, one-bathroom condo boasts 699 square feet of space and one parking spot. It recently sold for $315,000 after being listed for $309,999. It offers an open-concept living and dining room and laminate flooring. It also offers a walk-out to a balcony with an unobstructed view. 

 


Most Expensive Houses  

973 Tennyson Ave.

This impressive Lorne Park home offers five bedrooms, seven bathrooms, and eight parking spaces. It sold for $4,650,000 after being listed for $4,799,900. This gorgeous home offers top of the line craftsmanship and high-end finishes It also offers porcelain heated floors.
