PHOTOS: The most and least expensive homes sold in Hamilton in June 2021

Home prices are continuing their uphill climb in Hamilton following record-breaking June.

According to a report released earlier this month from the Realtors Association of Hamilton-Burlington (RAHB), the average price of a house in June was $879,100, an increase of 28 per cent compared to June 2020.

The month also saw 1,607 sales processed through MLS last month marking an advance of nearly 10 per cent from June 2020.

Home sales were 14 per cent above the five-year average and 11 per cent above the 10-year average for the month of June, the report notes.

On a year-to-date basis, home sales totalled a record 9,518 units over the first six months of the year. This was up sharply by 57 per cent from the same period in 2020.

“June’s home sales marked one of the strongest levels on record for this month,” said RAHB president, Donna Bacher, in the report.

“Year-over-year gains are expected to become more modest and may even be negative in the months ahead as we reach a crossover period where sales in 2020 roared back to life and sales this year are cooling off after a blistering pace.” 

Here’s a look at the most and least expensive homes that recently changed hands in Hamilton, according to real estate website and brokerage Zoocasa.


Least Expensive

24 Rowanwood St.

This North End bungalow was listed for $249,000 and sold for $310,000. It featured two bedrooms and one bathroom, a large yard and plenty of potential on a quiet family-friendly street.

This Corktown condo was listed for $279,900 and sold for $294,000. This one-bed, one-bath unit in one of downtown Hamilton’s most recognizable buildings featured new appliances, massive floor to ceiling windows and plenty of amenities.

This central Hamilton condo was listed for $299,900 and sold for $309,000. It featured two bedrooms, one four-piece bathroom, a well-appointed kitchen, hardwood floors and plenty of charm, just steps away from Hess.

104-840 Concession St.

This East Mountain condo was listed for $349,000 and sold for $349,000. This bright, charming two-bedroom, one-bathroom unit is located in a small, quiet building in the heart of one of Hamilton’s most sought-after neighbourhoods.

409-36 James St. S.

This downtown condo was listed for $349,900 and sold for $340,000. Located in the historic Pigott Building on James featured one bedroom and one bedroom, tasteful updates, a bright open-concept layout and loads of amenities.


Most Expensive

75 Deerview Ave.

This Ancaster estate was listed for $2,395,000 and sold fore $2,400,000. It featured four bedrooms, four bathroom rooms, luxurious finishes and design, and big beautiful windows overlooking a lush ravine property and inground saltwater pool and backyard oasis.

160 Oneida Blvd.

This Ancaster home was listed for $2,549,900 and sold for $2,450,000. This breathtaking modern home featured four bedrooms and five bathrooms, a bright open-concept design filled to the brim with high-end finishes and unique character.
