Over 400 new units planned for new Brampton subdivision

Zoning changes will allow for the construction of more than 400 new homes in Brampton, including detached and townhouse properties.

Developers have applied to build a new subdivision at the west edge of the city that would be made up of five mixed-use residential blocks on Mississauga Road, just south of Sandalwood Parkway.

One medium-high block would have apartment buildings and townhouses along with commercial use, with another zoned for taller buildings and three other blocks for townhouses.

A total of 435 new units are planned for the subdivision, including 173 single detached dwellings,200 street townhouses and 62 back-to-back townhouses, according to a city report. The project will also include two park blocks, and will include “appropriate buffers and connections to future trails, parks, and open spaces.”

The land is located within the 52-2 East Precinct of the Heritage Heights Secondary Plan, and the application was approved by the city’s planning and development committee earlier this month. The 39.32 hectares property was zoned as agricultural land and will be rezoned to allow for the project to go forward.

A public meeting was held and one resident raised concerns around engagement with the development applicants “to discuss the approach to establishing a district energy (DE) utility and DE-ready buildings,” according to the report.

The city says staff will work to “develop a district energy plan with further details to be managed through detail subdivision design and future site plan applications.”
