Over $204,000 in commission fees will be saved for this mansion in Burlington

The owner of a huge mansion in Burlington is expected to save hundreds of thousands of dollars in commission fees after selling the home with New Era Real Estate.

The massive $8.4 million property, located in Burlington’s Cedar Springs neighbourhood, boasts seven bedrooms, nine bathrooms, a tennis court and indoor pool, and a huge lot that can accommodate up to 66 cars, among other luxurious features.

Normally, a house with a price tag that large would cost the seller an exorbitant commission fee, with standard commission rates ranging from 2.5 to 5% of the home price in most of the Ontario real estate industry.

However, New Era Real Estate charges a flat rate of $5,900 – which, in this case, would save the client over $204,000 (when compared to what they would pay with a 2.5% commission fee).

Those savings could go up even higher to $414,100 if the buyer is unrepresented, as New Era will represent both sides and waive the cooperating commission.

Putting money back into sellers’ pockets is the main goal for the brokerage, which believes commissions have become way too high as a result of skyrocketing housing prices.

“The current system is extremely archaic. It really favours the agents, the industry, but it doesn’t favour who it should: the consumer,” said New Era founder John Martino.

“At New Era Real Estate, we simply want to offer that full service everybody wants and needs, but at a fair flat fee of only $5,900.”

In addition to the flat rate, New Era doesn’t expect any payment until the property is sold – there’s no contract so the client is free to withdraw at any time.

At a comparatively low price point, New Era provides the same full service that other brokerages do: Access to a personal home owners online portal, market analysis, professional photography of your property, a variety of selling strategies, home preparation, a robust marketing/advertising campaign, scheduled showings and buyer qualification, negotiation, and much more.

Additionally, all New Era listings go on MLS and all major real estate websites and social media platforms, ensuring each property reaches the widest possible audience.

Sellers get access to a personalized web portal that provides everything they need to know about the sale of their home, such as property photos and details as they would appear on realtor.ca, paperwork signed and broken down into layman’s terms, showing feedback, showing scheduling, messaging and more, keeping sellers fully informed in real time while still having 24/7 access to their agent.

All of New Era’s agents and brokers are fully licensed with years of experience, and sellers are matched with agents that specialize in their area.

The future is continuing to look bright for New Era Real Estate, especially as the brokerage has recently closed a significant financing round from a syndicate of seasoned seed investors.
