Oshawa swept all five spots on the list of most affordable homes sold in Durham Region last month, with three of the five in the same condo building in the city’s north end university district.

At number one is a studio apartment at 2545 Simcoe Street, a nearly 500 sq. ft. unit in a building that opened just a year ago. The unit features laminate flooring, a sleek modern kitchen with stainless steel appliances and access to plenty of amenities, including a rooftop terrace, fitness centre, yoga studio and fitness centre, sound studio, event lounge and private dining room.

The condo sold for just $250,000.

Number two is a one-bedroom condo apartment at 80 Athol Street in heart of Oshawa’s downtown that sold for $290,000.

The unit features a west-facing balcony, ensuite laundry and large storage room. Located right across the street from the Tribute Centre, the home is near everything a bustling downtown has to offer.

Third on the list is a two-bedroom condo unit at 454 Centre Street, south of downtown, that sold for $295,000 – $44,000- under asking.

The modern two-storey condo is perfect for first-time buyers or those looking to downsize. The unique floor plan provides a separation between the open-concept living areas and the bedrooms, making it ideal for entertaining and relaxation.

The unit features a private balcony, a comfortable layout with good sized rooms and ensuite laundry with access to a ravine and Oshawa’s trail system at the back of the property.

Four and five on the list are both one-bedroom apartments located at 2545 Simcoe Street, with an eighth-floor unit selling May 20 for $310,000 ($30,000 under asking) and a 14th-floor unit selling the next day for $325,000 – $34,000 under asking.

Location is key with this building, with shopping (including Costco) just steps away and easy access to nearby Highway 407.

The price also makes it an excellent opportunity for first-time buyers, savvy investors, or parents looking to secure a home for students at Ontario Tech University and Durham College, located just to the south.
