One of smallest detached homes in Hamilton sells for $257,000 over asking

A cosy Hamilton home located in the city’s east end might not have the biggest footprint but it sure has left quite an impression on the neighbourhood.

A two-bedroom, one-bathroom home located on Province Street North, was listed for $349,900 and sold for $606,000 last week after being on the market for seven days.

The most recent sale price is $256,100 over asking but is slightly below the current average for this east Hamilton neighbourhood.

According to data from Zoocasa, Hamilton’s average sale price for a detached home currently sits at $1,027,044, which is a year-over-year increase of 24 per cent.

For the neighbourhood in which this home is located, called Crown Point East, the average sale price for a home is $685,143 which represents a year-over-year increase of 25 per cent.

While this property was located on a rather sizeable 60.67 x 94.67-foot lot, at approximately 1,281 square-feet of living space, the house itself was one of the smaller detached listings on the market in recent days.

The home featured a fairly compact yet efficient layout with a main floor laundry area, a bright and spacious loft area, an unfinished basement and a ton of yet to be unlocked potential.
