Plans to bring new townhomes to the city would turn an “underutilized parcel of land” on Brampton’s westside into a community with more than 100 new units, the city says.

The proposed development would be on Mississauga Road north of Bovaird Drive, not far from Brampton’s iconic and now-shuttered Apple Factory Farm Market, and includes plans for 103 townhouse units.

Zoning applications have been filed by Korsiak Urban Planning on behalf of Mattamy (Credit River) Ltd. and a report going to Brampton’s Planning and Development Committee next week shows the proposal meets goals in the city’s  Official Plan.

“The proposal provides an opportunity to develop underutilized parcel of land within an area designated for growth,” adding to the “diversity of housing options for residents,” the report reads.

A public meeting for residents to learn about the proposal was held last month, and the report states that the zoning amendments show “efficient land use and development patterns that support strong, sustainable and resilient communities.”

Brampton as the city is expected to see more than 147,860 new residents by 2031, continuing to 195,697 residents by 2041.

With the population expected to spike, the city council is working to greenlight more housing developments including a new community with 224 residential units, a medium-density block and an elementary school block on the east side of Clarkway Drive.

There’s also Brampton’s planned Heritage Heights community, which the city says has the potential to bring some 40,000 homes to Brampton.
