New industrial park coming to Welland, should be ready by spring

The new business complex at 150 Down Dr. in Welland will be a 36,000 square foot, multi-tenant industrial space.

Welland is getting a massive new industrial complex that will be city-owned.

Located just a minute off Highway 406’s Woodlawn Rd. exit, the new building at 150 Down Dr. will be a 36,000 square foot, multi-tenant industrial space.

“This area of the city continues to see significant growth and expansion,” said Lina DeChellis, Welland’s manager of economic development.

“The potential uses of this facility will attract businesses and operations that benefit the City of Welland and its residents.”

Welland’s sixth city-owned industrial park, units in the building will range from 1,500 square feet up to 24,000 square feet with 24-foot-high clear ceiling spans, 12-foot by 14-foot grade-level ship doors, as well as natural and LED lighting.

Greg Chew, speaking for the developer Colliers, said, “From the start, our goal was to design a building with a complete focus on tenant needs in the market. Every aspect of the design was tenant driven, from ceiling height to natural light, flexibility for unit sizes, configurations and multiple overhead door options.”

He also noted he building would be constructed soon. “Steel is going up in December and we will be turning units over to tenants in early spring 2023.”

The new development will be located close to commercial amenities such as Canadian Tire, Walmart, and Rona.
