New development will add 104 housing units to St. Catharines

The LOT 16 development coming to 16 Melbourne Avenue in St. Catharines will feature 104 units, ranging from 900 square feet to 1,400 square feet.

With housing prices soaring in the GTA, a condo developer is going to bring something a little more “accessible” to the St. Catharines area.

LOT 16, a new urban townhouse community located at 16 Melbourne Ave., is the creation of Sphere Developments and will see the addition of 104 new residences in a mix of two and three bedroom floor plans later this year.

“The inspiration behind LOT 16 comes from our understanding that the price of housing in the GTA is completely inaccessible for the majority of purchasers,” says Rohan Gawri, President of Sphere Developments.

“In our personal conversations with friends and families, we have heard loud and clear that even community members with considerable income are priced out of the GTA. Leveraging our decades of experience in development, our team deliberately pursued St.Catharines for our site because it is still easily accessible from the GTA and because we could put forward a community like LOT 16 where the in-suite experience and the price point come first.”

To that end, while GTA condos are often $1 million-plus, LOT 16 suites will start in the $500,000s with 90 per cent of units coming in below $699,000 including three-bedroom floor plans.

Surprisingly, the lot at 16 Melbourne Ave. was zoned for a eight-storey mid-rise building but the developer opted to pursue less density and communal amenities “to focus on creating more spacious suites through an urban town typology.”

With the units being designed by KNYMH Architecture, LOT 16 “prioritizes functionality and comfort while incorporating a sleek modern aesthetic with playful material compositions that create visual interest for passers-by. Materials such as stucco and brick are used to create that contemporary and current look, giving the building wood-inspired accent finish.”

Every unit includes large windows with ample natural light and stunning views of the surrounding landscape and creek with trail system. A selection of units will offer a private balcony or rooftop terrace for easy access to fresh air and stunning views while still maintaining privacy.

KNYMH Architecture added that inside the suites, LOT 16’s interiors “continue the focus on functionality, quality design and comfort with nods to the surroundings and exteriors. Throughout the building, a mix of light, medium, dark tones, rectilinear and clean lines help reflect its modern language.”

“To make every square foot of the unit count, strategic design choices have allowed for the incorporation of medicine cabinets in the bathrooms for more storage space, and a kitchen with six appliances including a microwave with vent.”

As for location, LOT 16 is directly adjacent to the 406 highway which connects to QEW and offers residents the perfect blend of nature and urban experiences with Princess Park and a local creek system nearby, while the St. Catharines downtown core is minutes away.
