A proposed Costco warehouse that would serve the western GTA has cleared an important planning hurdle.
At a recent meeting, the Town of Caledon’s planning committee approved a staff recommendation to move forward with a development proposal for 12100 Creditview Rd., a site located at the northwest corner of Mayfield Road and Creditview Road, just north of the Brampton border. The plan calls for the creation of a Costco as well as other stores.
While the project would be located in Caledon, the warehouse is expected to draw shoppers from across the region, particularly Brampton, along with residents of Caledon, Halton Hills, Milton and surrounding communities.
The committee’s decision came after municipal staff determined that key technical issues related to the development had been addressed.
According to planning documents, the developer demonstrated that the site has water and wastewater servicing capacity, does not interfere with protected natural heritage features and is not in the way of the future Highway 413 transportation corridor.
The proposal calls for a 36-acre commercial development anchored by a Costco warehouse and gas station.
Current plans show a Costco building measuring approximately 167,000 square feet, making it comparable in size to many of the retailer’s existing warehouse locations across Ontario.
The development would include considerably more than just Costco. Plans also show a Chalo FreshCo grocery store, multiple retail buildings, restaurants and a standalone fast-food outlet with a drive-thru.
The project has generated significant interest because it would bring a Costco much closer to residents in northwest Brampton, one of the fastest-growing areas in the province. Many shoppers in the area currently travel outside the area to shop.
This is the second attempt to bring Costco to the site.
A previous proposal was rejected by Caledon council in 2022 amid concerns that local infrastructure would be unable to support a development of that scale. Since then, growth projections for the area have continued to increase, and additional planning work has been undertaken to address servicing and transportation concerns.
The current application was submitted on behalf of the property owner, 12100 Development Limited, and has undergone revisions since it was first filed with the municipality in late 2024.
Costco has not publicly confirmed plans for the location, which is consistent with the company’s longstanding policy of not discussing future stores until they are much closer to opening. However, planning documents continue to identify Costco as the anchor tenant for the development.
No construction schedule has been announced.
Earlier comments from representatives involved in the project suggested site preparation could begin before major building construction starts, but no opening date has been provided.
The planning committee’s decision is expected to be forwarded to Caledon council for ratification.
If ultimately approved and constructed, the warehouse would become one of the most significant new retail developments in the area.
