The city is expected to greenlight approvals for a 10-storey apartment building that will bring more than 100 new units to Brampton’s north end.
The application is for a residential condominium and seniors home planned to go up along McLaughlin Road north of Bovaird Drive and would add 25 one-bedroom units, 43 two-bedroom units and 37 three-bedroom units to the city’s housing stock for a total of 105 new suites.
The new residential building is intended to be walkable and part of a “complete community” and includes 117 parking spaces both above ground and below, including 96 residential units and 21 visitor parking spaces.
Some residents have voiced concerns related to the proposed development ranging from traffic congestion on Mclaughlin Road and possible increases in car thefts, to noise concerns and decreasing property values.
The development proposal from Glen Schnarr and Associates Inc. was changed to address comments received from staff and members of the public following a public meeting last year, leading to a new application submission.
Some revisions from the original plan include a restriction to ensure the building remains compatible with neighboring low-rise residential developments, adding screening for south-facing balconies and rooftop amenities to enhance privacy for neighboring properties, and expanding landscaped buffer strips in some areas “to improve visual character and integration with the surroundings.”
Brampton City Council is expected to approve changes to zoning bylaws and the Fletchers Meadow Secondary Plan on Wednesday to allow the project to move ahead.
Ontario’s More Homes Built Faster Act wants to see municipalities add 1.5 million homes across the province over the next 10 years, with Brampton’s target set at 113,000 new units.
Brampton has received $25.5 million in infrastructure funding as a reward for hitting more than 80 per cent of its provincially set housing targets in 2022, breaking ground on some 7,028 housing units in 2023.
