Mississauga plaza condo development could bring 700 units

A proposed condo development could bring more than 700 new housing units to a Mississauga neighbourhood.
A proposal for 4099 Erin Mills Parkway would bring 703 residential units along with 776 square metres of commercial space on the ground floor.
The owner of the property, Queenscorp (Erin Mills) Inc., proposes five residential buildings — a 10-storey, an eight-storey and three six-storey buildings, according to a City of Mississauga submission. There would also be seven blocks of four-storey stacked townhouses.
The application was submitted in November and Ward 8 Councillor Matt Mahoney just held a community meeting on the project on March 3.
Currently, the site is home to a single-storey plaza with a Iqbal Halal Foods grocery store — previously Michael-Angelo’s.

There is also a Pizza Nova, a Baskin-Robbins, Cobs Bread, an I.D.A Pharmacy and other shops and services in the plaza located at the southeast corner of Erin Mills Parkway and Folkway Drive south of Highway 403, west of Sawmill Valley Drive.
The developer says the property is under-utilized but members of the community have expressed concerns over the loss of the neighbourhood plaza and increased traffic in the area.
The development would bring hundreds of new residents to the neighbourhood. Plans include 112 four-storey stacked townhouse units, and 591 condominium units in the five residential towers.
And the plan includes space for retail businesses on the ground floor of the mixed-use buildings fronting Erin Mills Parkway.
There will be 914 parking spaces, 50 fewer spaces than required by the city for this development, according to the Planning Justification Report.
The developer says the plan considers the impacts of wind, noise, and shadows on the surrounding community, according to the Urban Design Study.
For the new residents, the homes will have an amenity space that is family-oriented. There will be pedestrian-friendly streetscapes creating a “safe and attractive places to live, shop, and gather.”
“The proposal offers a high-quality, attractive, and timeless architectural design that will add to the visual appeal of the Erin Mills neighbourhood,” the study notes.
The development is likely several years away from completion.
To proceed the development needs approval from council for an official plan and zoning by-law amendment. The next public meeting on the project is expected to be scheduled in May.
