Homes under $1 million in Oshawa, Ajax: report

For many families, the GTA is the most desirable place to live. It’s where the jobs are, after all.

But in these times of affordability challenges, it is difficult finding a single-family home within commuting distance of Toronto that falls into the price range of the average Ontario resident.

Still, many homebuyers would prefer to buy a house over a condo. In fact, a 2024 survey of Canadian homebuyers conducted by digital real estate platform Wahi revealed that nearly two-thirds of prospective homeowners would rather own a house – especially the younger demographic.

Wahi’s latest report declares that there are bargains out there, with 53 neighbourhoods out of 400 surveyed with median sold prices of less than $1 million, with seven of the top ten in Durham Region, including five in Oshawa.

The top three are all in Oshawa, in fact, with the top five all in Durham and boasting a median sold price of under $800,000.

Here are the top 10 GTA neighbourhoods where the median sales price of a single-family home was below $1 million in January 2025.

  1. Central Oshawa: median sold price: $655,000
  2. Eastdale-Donevan Oshawa: $760,000
  3. Windfields Oshawa: $782,500
  4. Downtown Ajax:  $789,000
  5. McLaughlin Oshawa: $790,000
  6. Neighbourhood of Georgina: $800,000
  7. Central Park Brampton: $805,000
  8. Uptown Ajax: $819,900
  9. Brampton North: $820,000.00
  10. Centennial Oshawa: median sold price: $845,000.00
