A home purchased in early 2023 just sold for a huge 60 per cent loss in Hamilton.

While real estate sales activity increased this summer in Hamilton, prices have significantly declined.

In August, the unadjusted benchmark price was $754,000, 10 per cent lower than prices reported a year ago, the Realtors Association of Hamilton-Burlington said in its September report.

This is the second home in Hamilton that has sold for a huge loss in recent weeks. A Hamilton home purchased in 2021 sold for a 52 per cent loss in September.

This latest example is a three-bedroom home at 147 Kensington Ave. N. in the Crown Point West neighbourhood.

The home sold for $630,000 in April 2023, according to online real estate records. This price was significantly higher than just a few years ago. The place sold for $285,000 in 2015 and $130,000 in 2007.

Listed for $299,900 in September, this home sold for $260,000 on Sept. 26, below the 2015 price.

“Someone just unloaded a detached in Hamilton for an excruciating loss of $370,000 or 60% of the previous sale,” real estate commentator ShaziGoalie said on X.

The home requires extensive renovations, but it is in the “sought-after” Crown Point neighbourhood, according to the listing.

It is a short walk from Ottawa Street shops, cafés, and restaurants.

There have been several updates over the years, including a 200-amp electrical panel and basement wiring in 2024, an owned hot water heater purchased in 2023, a stainless steel fridge from 2024, and a sump pump from 2024.

The backyard is fully fenced, with a perennial garden and storage shed.
