Condo fees are an important consideration when buying a new home and they can vary in the Greater Toronto Area — from around $250 to over $2,000.
The monthly fees typically cover maintenance, building operations, building insurance, upkeep of common elements, a reserve fund for major future repairs and some utilities. Fees are normally calculated based on the size of a unit.
A new report from digital real estate platform Wahi analyzed 2025 sales data from more than 2,000 existing condo developments in the Greater Toronto Area and ranked the buildings with the highest and lowest median condo maintenance fees.
The analysis was limited to one-bedroom units and Wahi only counted buildings with at least three unit sales in 2025.
Because condo fees are set annually — and any increases typically fall within the two to five per cent range — the 2025 sales data provides the most up-to-date picture of the monthly charges while meeting the minimum sales requirement per building, Wahi said.
Wahi also noted that not all fees are the same. Some may cover extras such as internet service, while others may not. For example, at The Crofton — a co-ownership building in midtown Toronto that has among the highest monthly charges — the maintenance fees are all-inclusive and include property taxes, cable, internet and hydro.
The building with the highest fee is an outlier — the Ritz-Carlton Residences Toronto, a downtown luxury high-rise hotel and condo tower, Wahi said. Its median maintenance fee was more than $1,000 higher than the next closest building.
The median price of a one-bedroom unit in the Ritz-Carlton Residences Toronto was $1,987,500, more than double the next priciest entry, Wahi said.
Highest condo fees 2025

Most of the buildings with the lowest fees were finished within the last eight years. Newer buildings tend to have the lowest condo fees, which increase over time, depending on need, Wahi said.
Wahi added that there may be recently completed buildings with lower fees than those included in the study. A recently completed condo project may not have had enough sales for inclusion in the analysis.
