Five-storey condo with 71 units okayed by St. Catharines council

A builder was granted a slight tweak to the present zoning at 47 Hastings St. to allow 17 more units in a five-storey condo development at last week’s St. Catharines council meeting.

The zoning shift, albeit slight, will now allow Silvergate Homes to build 71 units on that lot.

The staff report noted that “Most recently, the landowner opted to pursue the development concept of a five-storey,
71-unit residential apartment building, with 46 surface parking spaces and 43 underground parking spaces.”

Given the pressures that the city, among others in Niagara Region, faces from the recent Provincial legislation Bill 23, the “More Homes Built Faster Act,” staff said that the additional units still fell within the requirements of the Growth Plan for the Greater Golden Horseshoe, the Region of Niagara’s Official Plan, and the City’s Official Plan.

Starting at $500,000 per unit, the vacant lot for the development is approximately 4,508 square metres with 110 metres of frontage along Hastings Street.

The building lot is located on the west side of Hastings Street, north of Glendale Avenue, and south of the Canadian National (CN) rail line.

Staff noted, “The subject lands were previously used as an overflow parking area serving the commercial uses to the south at the Stone Mill Inn (and) Johnny Rocco’s Italian Grill, which at the time, existed as one lot.”
