Mattamy Homes plans to build its first modular-constructed community in Mississauga.
Plans for the first parcel in a large, over 1,000-unit development in Mississauga have been submitted.
Three apartment buildings are proposed for 6344 Ninth Line, north of Britannia Road West, at the border with Milton, according to a report from Glen Schnarr & Associates Inc. submitted on behalf of the property owner Mattamy Homes.
The buildings are the southern-most block of an approved development, the Derry Britannia project. This is one of many parcels in a planned pedestrian-oriented development that will introduce more than 1,000 residential units of varying size and configurations, through a variety of built forms, the report states.

The development of three apartment buildings, each six storeys high, is dubbed “The Nine” project, and will be Mattamy’s first modular-constructed community, the company said.
Building A would have 47 units, building B has 35 units and building C has 59 units for a total of 141 units.
Each apartment will have large private balconies/terraces, and the average unit size will be just under 1,000 square feet with two or more bedrooms.
A total of 223 parking spaces will be provided within the development. There are 25 spaces at grade, with the remaining 198 in a one-level underground parking structure.
The large suites at The Nine will be available at a lower price than nearby townhomes, Mattamay said in a letter to the city.
“By virtue of its modular construction, The Nine will be built at a lower cost of labour and materials than a typical cast-in-place condominium building…” Mattamay says. “These savings will be passed on to future homeowners in the attainable pricing of their homes.”
Modular buildings will accelerate the construction timeline, allowing for quicker occupancy for buyers, and minimizing disruptions for the adjacent community, the company added.
The project is still in its early stages and will go to the City of Mississauga Planning and Development Committee for approval.
