A deal struck between the City of Burlington and local developers will see hundreds of new rental units, as well as a donated park, come to Fairview St.

The proposed development involves land at the northwest corner of Fairview St. and Drury Lane near the Burlington GO Station. Much of the current location is taken up by the abandoned Holland Park greenhouses.

The site plan for phase 1 of the development of the site is for two buildings, 33 and 37 stories in height containing a mix of 1, 2- and 3-bedroom units. One hundred per cent of the units in these buildings will be rental units.

Phase 2 of the development will include two additional towers of 33 and 35 stories, again with 100 per cent of the units in those buildings being rental units.

The development contemplated in the settlement will promote accessible linkages for pedestrians, cyclists and transit users, with multi-modal access to the Burlington GO Station.

The development also includes private open space for the residents of the buildings and the dedication of land for a public park adjacent to Fairview St.

“This project will bring much needed rental units, including family-sized units, to Burlington, along with a public park and other community amenities,” said Burlington mayor Marianne Meed Ward.

“The City’s existing Official Plan does not include a height limit in this area. That said, we are directing this kind of development to areas around our GO stations and major transit corridors. This will help us accommodate new population growth mandated by the Province, while also preserving our established neighbourhoods and maintain a variety of housing choices in Burlington.”

The proposed towers would accommodate a range of purpose-built rental units including 3-bedroom units which will provide urgently needed new rental housing supply in Burlington which are encouraged through the City’s Official Plan and the City’s Housing Study currently underway.

Ultimately, seven towers are proposed for the site, ranging between 29 and 37 storeys. There will be five levels of underground parking and a four-storey parking structure that will be integrated with the residential units.

“Our City requires more housing to welcome new residents and those who wish to make Burlington home. Focused development around Major Transit Station Areas, including near the Burlington GO Station in Ward 2, will offer strong connections to transit, expanded green space and access to amenities that support a high quality of life,” said local Ward 2 councillor Lisa Kearns.

“This settlement is intended to expedite expanded housing supply that is diversified and anchored around provincial planning estimates. City staff and Council will continue to work towards the best planning outcomes for this site.”
