There will be little in the way of sticker-shock when it comes to closing costs for first-time homebuyers in St. Catharines.

Compared to other Ontario municipalities, people buying a home for the first time in St. Catharines are decidedly on the lower end with closing costs averaging around $41,747, compared to Oakville where the same clean-up fee is on the high end at $340,151.

Closing costs, which must be paid upfront in cash, include the down payment, PST on your mortgage loan insurance premium, land transfer tax, legal fees, title insurance and other miscellaneous costs.

In fact, when real estate brokerage, Zoocasa.com, broke down the closing costs in 24 communities across Ontario, only four cities were lower: Windsor, Kingston, Sudbury and Sault Ste Marie.

In fact, St. Catharines was well below the provincial average of $78,267.
