Semi-detached home in Brampton sells for $565,000 more than what it sold for in 2021

A semi-detached home in Brampton that sold for $760,000 last May just sold for more than $1.3 million.

The four bedroom, two-storey residence at 47 Montjoy Crescent sold for $1,325,000 last month – some $326,000 over the asking price of $999,000.

But according to previous listings less than a year ago, the property sold for $760,000 in May of 2021.

The 1,500 to 2,000 square-foot home was only on the market for five days when it sold on Jan. 27 of this year.

The fully renovated open concept house has a new modern feeling, including a kitchen with quartz counter tops, new appliances, laminate floors and a fireplace.

The large lot also has a garden and is within walking distance to trails, and is close to both North Park Secondary School and St. Thomas Aquinas Secondary School.

Semi-detached home prices have been on the rise in Brampton.

In Peel Region, Brampton saw the biggest spike in prices as the average price for a single-detached home rose 28.8 per cent from six figures in 2020 to $1,189,811 in 2021.

Two weeks ago, a house in Brampton near Dixie Road and Mayfield sold for more than $1.5 million  and was the city’s “highest sold semi.”

According to a recent report from RE/MAX last summer, a decline in the supply of single-detached homes in the GTA coupled with low mortgage rates increased demand among first-time homebuyers in the first half of 2021.
