Average sale price stays under $900K amid 2026 real estate market ‘surge’ in Brampton: report

Brampton saw a huge boost in the number of new listings on the real estate market as the average home price stayed under $900,000 last month.

Real estate website Zoocasa said the start of 2026 saw an “inventory surge” in Brampton and across Peel Region. There was a 64.4 per cent spike in new listings in Brampton, up to 932.

But total sales dipped more than 8 per cent, while the average home price climbed up just $49 from December to $882,710 in January.

This influx of listings pushed the Brampton real estate market to 5.6 months’ worth of inventory while the overall pace “slowed significantly,” with Zoocasa saying homes took an average of 70 days to sell, up from 60 in December.

The detached housing market saw “a notable price adjustment,” with a dip of 3.2 per cent from December to $1,021,192. Sales were stable with 145 transactions, down 2.7 per cent, while listings jumped 75.9 per cent. But sales were down in the semi-detached and townhouse markets, with semi-detached sales dropping 19.3 per cent, with the average price dipping by 1 per cent to $786,950.

Freehold townhouses saw sales spike 16.7 per cent while prices remained “virtually unchanged,” dipping less than 0.5 per cent of a per cent to $777,974.

“Sellers in these categories are finding the process slower, as days on market for semis jumped to 48 days and townhouses to 42 days,” Zoocasa says.

Apartment condos saw “a significant” price jump of nearly 16 per cent to $487,272, despite a slight dip in sales volume, Zoocasa says. Condo townhouses also saw price go up 3.5  per cent to $592,607 while sales fell by nearly 46 per cent.

“This suggests that while fewer condos are trading, the ones that do reach a deal are commanding higher prices,” Zoocasa says. “Even with these gains, the apartment condo segment remains the slowest moving in Brampton, with an average of 52 days on the market.”

Looking across Peel Region, the market saw a downward trend in January, with overall sales dropping by 8.6 per cent (609 homes changing hands.)

The average sale price also dipped 0.8 per cent to $929,058. And while January brought a “massive” 78 per cent surge in new listings, active inventory grew by 3.4 per cent to 3,456 units, Zoocasa says.

Properties also took longer to move, with the average days on market increasing from 63 days in December to 69 days in January.
