A proposal to replace a two-storey building near a Mississauga GO station with a residential tower is moving through approvals.
A 39-storey apartment building proposal for 3115 Hurontario St., near the Cooksville GO Train Station, has been in the works for several years.
Plans came to the committee in 2023, but the project has been refined to improve setbacks and the site design, said Jaspreet Sidhu, a planner with the City of Mississauga, at the Planning and Development Committee this week.
The applicant, Clearbrook Developments Ltd., has also chosen to increase the overall building height from the previously proposed 35 storeys to 39 storeys, she said.
The site is currently occupied by a two-storey building that houses the non-profit organization, The Dam youth charity. The DAM offers drop-in programs for youth.
A space for the DAM is incorporated in the proposal, and there would also be space for retail shops on the ground floor, Sidhu said. DAM would occupy a larger space than they have currently, Sidhu said.

The building would have 484 apartment units. The proposed breakdown is 36 studios, 285 one-bedrooms, 131 two-bedrooms, 32 three-bedrooms, according to the report.
Coun. Dipika Damerla suggested that developments in this area should have a reduced number of parking spaces. With more towers coming to the area, residents should be encouraged to use transit, including the new LRT.
“There are only so many cars Hurontario can take,” Damerla said.
The developer is proposing a total of 193 parking spots, all underground, for the tower.

Planning staff recommended approving the project with the caveat that a private road and pedestrian connection to Kirwin Avenue through the abutting lands to the east at 3085 Hurontario St. be incorporated. This would reduce reliance on direct access to Hurontario Street.
The Planning and Development Committee voted to approve the project with the recommended provisions from staff.
Before the development proceeds, the property owner will be required to obtain site plan approval and building permits.
