A heritage building that was once a post office is, along with an almost century-old structure that was once a theatre, for sale.
Earlier this month, two iconic heritage structures–currently operating as mixed-use commercial and residential spaces–hit the market. The combined offering of 70 Mill Street and 72-74 Mill Street in Halton Hills (downtown Georgetown, to be exact) offers the buyer an opportunity to redevelop a half-acre site.

70 Mill Street – former post office
According to the listing, 70 Mill Street (the former post office) currently boasts 12 units, green space and on-site parking. The Georgetown Vault, a website that explores the town’s history, states that the Art Deco building was constructed by J.B. Mackenzie and S.J. Mackenzie in 1935 and was listed on the town’s heritage register in 2007. Made with bricks and lime from Milton, the Vault says the building cost $42,000 to construct.
The building located at 72-42 Mill Street was once the Roxy Theatre and is currently home to four residential units and eight commercial spaces. The Vault says the theatre, originally the Gregory Theatre, was also built by J.B. Mackenzie and opened in 1928.

According to the website, the theatre was the first in Georgetown to screen “talking movies” and also hosted live theatrical and musical events. The theatre became the Roxy after it was sold to Odeon Theatres of Canada in 1947 and in 1958, much of the building was destroyed by a fire. The Vault says that while the building was renovated following the blaze, it never reopened as a theatre.
The former post office, listed for $3.5 million, spans over 9,000 square feet and offers 10 bedrooms and 12 bathrooms. The former theatre is for sale for $2.4 million.
The listings indicate that the properties, situated between Highway 7 and Main Street South, are being sold as a single unit.

“Together, these properties present a potential redevelopment opportunity in a rapidly evolving area of the Town of Halton Hills,” the listing reads, adding that Mill Street is already home to several residential condominium developments, with additional projects anticipated to take shape.
The listing also calls out the nearby McGibbon On Main development, which it says blends Georgetown’s McGibbon Hotel’s heritage with “contemporary luxury” in the form of a 10-storey, 169-unit residential complex.

The listing essentially promotes the parcel as an investor’s dream–one that promises growth and stable rental income. The property is also close to a number of amenities, including the library, shops, restaurants, transit and the seasonal farmers’ market.
