A Hudson’s Bay location has a new tenant in a Toronto shopping centre

A large piece of shopping mall real estate that once belonged to Hudson’s Bay has a new tenant.

Tomorrow, shoppers who regularly visit Sherway Gardens, a busy shopping mall in Toronto’s Etobicoke neighbourhood, will get to check out a new Urban Behaviour location, which is taking over one floor of the space that used to belong to the historic department store. 

Earlier this month, the shopping centre announced that the store will celebrate its grand opening on Friday, July 24, offering shoppers discounts of 20 to 50 per cent. 

Urban Behaviour, which operates locations throughout malls in Toronto and the GTA, offers a range of attire for both men and women in the 16-to-24-year-old age range, including hoodies and sweats, jeans, shorts, dresses and jumpsuits, sweaters, activewear, shoes, accessories, and more. 

A shopping centre representative confirmed that the new store will only occupy the lower level of the former Hudson’s Bay space.

The once-iconic department store began shutting down over a year ago, with all 96 stores closing across Canada last May. 

A long-standing Canadian retailer that has suffered the impact of changing shopping habits at a time when e-commerce has grown exponentially, Hudson’s Bay Company first acquired Simpsons in 1978, but kept stores open under the Simpsons name for many years, according to a story on Retail Insider.

Since the closure, vacant stores have slowly begun rolling out new tenants. Recently, Primaris, a Canadian company that owns and manages enclosed shopping centres across the country, announced it has purchased a former Bay store in Windsor.

On June 5, 2026, Primaris closed on a $4.5 million deal to purchase the vacant store at Devonshire Mall in Windsor. The standalone store was separately owned.

In June, Georgian Mall in Barrie announced it had secured three tenants to occupy the former Hudson’s Bay unit in the mall.

And Walmart Canada announced plans to occupy the former Hudson’s Bay store at Place d’Orléans in Ottawa.
