5 cheapest neighbourhoods for homebuyers in Greater Toronto Area last month

Those on the hunt for a home in the Greater Toronto Area may want to check out a new report.

Home prices remain lower than a year ago.

The average selling price was down 7.1 per cent from February 2025 to $1,008,968, and the composite benchmark price, meant to represent the typical home, was down 7.9 per cent year-over-year, according to the monthly report from the Toronto Regional Real Estate Board.

But there are neighbourhoods where homebuyers can find lower prices.

A new housing report from real estate platform Wahi reveals where homes sold for the lowest (and highest) prices in the GTA last month.

Each month, Wahi lists neighbourhoods with the most and least expensive homes. Wahi used the median home sale prices in GTA neighbourhoods with five or more sales in February to create the lists.

Last month, the least expensive neighbourhoods were in areas with large concentrations of condo buildings, including central Mississauga.

A recent report found multiple Mississauga condo units across the city sold last month for under $400,000.

The median sold price in core Mississauga, however, was $475,000, which puts the city in third place on least expensive neighbourhoods list last month, Wahi found. A total of 39 homes sold in the core area of the city and it took an average of 34 days for properties to sell.

Brampton’s Queen Street corridor took the top spot last month with a median sold price of $407,000. Five places sold, and it took an average of 37 days for places to sell.

North York’s Flemingdon Park is second with a median price of $452,000. Homes here took an average of 65 days to sell, and nine properties sold.

The most expensive areas of the city tend to be in areas with larger, estate-style homes.

Last month, Oakville’s Eastlake neighbourhood took the top spot with a median sold price of $2,458,000. Nine homes sold, and it took an average of 41 days to sell.

The Kingsway South neighbourhood in Etobicoke was second with a median price of $2.298,000. Homes took an average of 64 days to sell, and seven places sold last month.

Ledbury Park in North York was the third most expensive at a median sold price of $2,281,000. Nine homes sold, and it took properties an average of 23 days to sell.
