10-storey building to rise up in this Mississauga community

The finishing touches are being put on approvals that will allow a 10-storey apartment building to take shape on Lakeshore Road East in Mississauga’s waterfront community.

Mississauga councillors will consider a bylaw at Wednesday’s meeting of council that would amend the city’s Official Plan to allow the 164-unit residential/commercial development on the north side of Lakeshore Road East, immediately east of Ogden Avenue, to proceed.

The proposed amendment, according to city documents, seeks to “change the land use designation of the subject lands from Mixed Use to Residential High Density and to amend the Lakeview Local Area Plan Height Limits Map to permit a nine-storey apartment dwelling with ground-floor commercial space.”

City staff supporting the move say it should be approved because:

  • the proposal represents an “appropriate infill development along the Lakeshore Corridor that adheres to the applicable Lakeview Local Area Plan and Built Form Standards regarding compatibility of new development within existing neighbourhoods”
  • the site is located within a Major Transit Station Area associated with the future Lakeshore Corridor Bus Rapid Transit and the proposal is supportive of the transit directive of the corridor

City officials say a public meeting held in August 2022 was attended by a number of area residents who raised questions and concerns related to, among other things, compatibility of the 10-storey building with the neighbourhood to the north.

According to city planning staff, those issues have since been addressed.

In an Oct. 25 report to Mississauga’s planning and development committee, planning and building commissioner Andrew Whittemore said “the applicant has made minor revisions to the proposal to address issues raised at the public meeting and by staff, including below-grade setbacks, building step-backs and the streetscape condition along Ogden Avenue and Strathy Avenue.”

The property in question, at 1041 Lakeshore Rd. E., is owned by 1407 Lakeshore Developments Inc.
